At only 13’-6’x4’-2” in the main room which holds everything except the washroom, this small space student rental is compact, cute and super functional. It includes a kitchenette, a wardrobe, TV station, study area and bed and is even roomy enough to entertain 2 or 3 guests comfortably.

The original outbuilding was a storage building for the owners and they wanted to keep a small amount of space for their things so behind the bathroom is a small area with access from outside that the homeowner’s can still use.

The entry door is flanked on one side by a custom built pine wardrobe and on the other by a custom built kitchenette.

The entry door is 36” wide and would have been too imposing in this small space is left all white so we painted a graphic in the same colour as the walls to “fun” it up.

The TV station next to the wardrobe is easily viewed from the day bed. It includes two drawers beneath the TV with a storage ottoman stored beneath for sitting or to to act as a coffee table when pulled out. A flat topped shipping trunk (out of site) keeps the bed away from the baseboard heater and offers additional storage.

The bed is just the right size to fit between the trunk and the bathroom door and the kitchenette is designed to be no deeper than the space between the door and the wall.

The Kitchenette runs the length of the view wall and features an upper cabinet on either side of the window. In the bathroom the cabinetry appears to continue with the vanity next to the door showcasing the same vertical edge grain fir.

The vanity counter extends out and over the wastebasket and a laundry hamper is tucked into the corner next to the toilet. Visible from the main room is a mirror and next to it is a dresser for clothing.

The bathroom is painted bright white with the exception of the vanity wall which continues the visual of the kitchenette wall. This bright white surround keeps the room from feeling choppy around the shower, dresser and toilet and to keep the room from feeling too stark the room is warmed up with clear finished knotty pine on the ceiling.

The colours purple, grey and green are a constant throughout this new small space student rental and have their jumping off point in the wall art above the bed.
